Corporate processes for offices, stores, warehouses, and manufacturing facilities
In commercial real estate, decisions are based on the business to be conducted, not on the living space. The value of an office floor is determined not by its view but by its tenant and lease agreement; the value of a warehouse is determined not by its size but by its ceiling height, loading ramp, and access to the road.
Corporate transactions also require confidentiality. If word that a company is relocating, a property is being sold or a facility is closing spreads before the deal is completed, it can affect business relationships and negotiating power. For this reason, this process does not require a public listing.

Frequently asked questions
How is a commercial property with tenants appraised?
Rental income, the remaining term of the lease, rent increase terms, the tenant’s profile, and the security deposit structure are all considered together. It is not evaluated using the same method as a vacant property.
What is a sale-and-leaseback?
It refers to a situation where an entity sells real estate it owns and continues to occupy the same property as a tenant. The goal is typically to generate cash and continue using the property. Given its structure and implications, it is advisable to consult with financial and legal advisors.
What is the difference between a business transfer and a real estate transfer?
In a real estate transfer, only the property changes hands. In a business transfer, however, operations, personnel, contracts, and permits may also be involved. These are two distinct legal processes.
How is confidentiality ensured in corporate portfolio transactions?
We work without publishing a listing, through limited and targeted meetings. Together we decide in advance which information is shared with whom.
What should be checked at a warehouse or manufacturing facility?
Ceiling height, column spacing, floor load capacity, loading facilities, electrical capacity, and access to roads and main arteries. This list changes with your intended use.
