Build your project's sales and marketing from the ground up

We’ve been in the field for twenty years. As partners to the companies that run these projects, we’ve seen every aspect of project marketing from the inside. Now we’re applying that same expertise directly to your project.

Selling a real estate development is not the same as selling a completed home. There is no apartment to show prospective buyers; the buyer is purchasing a promise and the credibility of the party making that promise. That is why selling a real estate development does not begin with placing an ad — it begins with planning who it will be sold to, in what order and at what price. Badly structured phase pricing cannot be fixed even with the best advertising budget.

At large agencies, a project is just one of many projects running simultaneously, and the team working on it is often made up of junior staff. Here, the founder himself is the one sitting at the table.

Scope

Project sales and marketing consist of six distinct tasks. Omitting even one of them reduces the effectiveness of the others; that is why we handle all of them as a single, integrated process.

Concept and positioning

Who is the project intended for, what need does it address, and what specific features set it apart from competing projects? — Decisions regarding typology and common areas are discussed before the concrete is poured

Pricing and Phase Structure

Starting price, price tiers, price increase schedule, payment plan, and campaign limit—it’s clear from the start what early buyers stand to gain

Marketing Communications

Project name and identity, promotional copy, visual style, brochures, and sales office materials — all of it carries the same message

Digital Marketing and Lead Generation

Search and social media ads, project pages, forms, and lead tracking; the source of every inquiry is recorded

Sales office and field team

Office setup, team selection and training, sales conversation scripts, daily reporting routine

After-sales and delivery

Contract process, payment tracking, maintaining communication with the buyer, and delivery coordination

Process

  1. 1

    Preparation

The lot, zoning status, project plan, and area are reviewed. The typology and pricing structure are developed together. There are no sales at this stage; this is where mistakes can be corrected at the lowest cost.

  2. 2

    Launch

Project identity, sales office, digital infrastructure and first-phase prices are prepared; pre-registrations are collected

  3. 3

    Sales and reporting

The process of meetings, proposals, and contracts is managed. How many inquiries were received, how many led to meetings, and how many resulted in sales — a written report every week

  4. 4

    Contract and handover

Payment tracking, buyer communication, and delivery coordination; the sale ends, but the relationship doesn’t

The Six Most Costly Mistakes in Project Sales

We’re writing this based on our real-world experience. None of this is theoretical; each point made the list because it slowed down the sales pace of a project.

Starting sales only after construction has begun

Result The period when the project is at its cheapest is when there are the fewest buyers; cash doesn't come in early

Prevention The sales plan is ready at the permit stage

Starting out with a single price list

Result Early buyers and late buyers pay the same price; there is no longer a reason to buy early

Prevention The stage intervals and the schedule for increases are set at the outset and cannot be changed

Setting the unit mix without researching the local market

Result While the demand in the region is for 2+1 units, 4+1 units are being built; unsold inventory sits on the market for years

Prevention Typological decisions are based on regional data, not on conventional patterns

Not recording where inquiries come from

Result The advertising budget is spread evenly across channels that work and channels that don’t

Prevention Each request is recorded along with its source; the budget adjusts accordingly

Leaving the sales office unstaffed

Result The customer leaves without getting the information they came for and often doesn't return

Prevention Office hours and the shift schedule are specified in the contract

Treating after-sales as something outside the sale

Result If payments are delayed, the buyer becomes anxious, and the referral chain is not established

Prevention The same team will maintain communication until delivery

What we bring

Where a project is located is half the sale. We have built Türkiye’s address chain in our own database in four layers: province, district, neighbourhood and village, complex and residence. We know the neighbourhood your project is in by name — not just its district.

What we do for you

  • We can discuss the project before it’s set in stone. Decisions regarding unit types, square meter allocation, and common areas have the greatest impact on the pace of sales and cannot be revised later.
  • We can work together to establish the pricing and phasing structure. The starting price, price increase schedule, and campaign limit are specified in writing; the sales team does not improvise.
  • We can set up a sales office and manage the team. Office layout, sales conversation script, shift schedule and daily report.
  • We can collect digital requests and report them along with their source. How many inquiries came in through each channel, and how many turned into meetings — a number, not an estimate.
  • We can conduct a regional analysis. What is available in the district and neighborhood where your project is located, and what types of properties are competing projects offering at what prices?
  • We can stay until delivery. Contracts, payment tracking, and communication with buyers remain with the same team even after the sale.

To be frank: what we can't do

Stating the limits of a job up front costs less than explaining them later.

  • We cannot guarantee a sale. We do not make any commitments regarding volume, duration, or turnover. Anyone who makes such a commitment either does not understand the market or is not being honest about it.
  • We don't publish fees up front. The terms vary depending on the project’s scale, duration, whether a sales office will be established, and who controls the advertising budget. Specifying a single rate is binding on both parties; we provide a clear proposal during the initial meeting.
  • We don't set the price. We propose a structure and give our reasoning in writing; the decision belongs to the project owner.
  • We cannot guarantee zoning, permits or legal outcomes. These matters fall within the purview of the relevant authorities and experts; we do not provide explanations that serve as substitutes for official documents.
  • We don't hide conflicts of interest. If we are working on a similar project in the same region, we will make that clear before signing the contract.
  • We don’t present other firms’ work as our own. We don’t show you a project run by another firm as our reference — and tomorrow we won’t show your project to anyone else either.

Frequently asked questions

When should you bring us in?

The sooner, the better. The most valuable input is provided before the typology and pricing structure are finalized. We continue to work even after construction has begun; however, at that point, there are fewer things that can be changed.

What projects have you worked on?

To date, we have contributed as partners to companies that have handled the sales and marketing of projects; we have seen every detail on the ground through those relationships. We do not share the names of these projects or their sales figures, as they constitute confidential business information belonging to the companies that own them. What we can show you is not a list of names, but the analysis we will prepare for your project’s specific region during our initial meeting.

How does billing work?

We don't quote a figure up front. The fee depends on the size of the project, the sales period, whether a sales office will be set up, and which party covers the advertising budget. After the first meeting we present the scope and fee in writing.

We have our own sales team. Can we still work together?

Yes. In that case, the job is not to replace your team but to set up the structure and the measurement: pricing and phase plan, sales conversation scripts, lead source tracking and weekly reporting. Your team stays in the field, and the routine is put in writing.

Who controls the advertising budget?

We can proceed either way; the important thing is that it’s documented from the start. If you’re in charge of the budget, all expenditures are reported; if we’re in charge, the same reporting process applies. A budget left undefined is the issue that sparks the most debate later on.

Who sees the sales figures?

The project owner always sees them. They are not shared with anyone besides us. We don’t show your project’s figures to another contractor — and we don’t show you anyone else’s either.
