Sell your land, offer it on a land-for-apartments basis, or develop it with us
A plot of land is a different type of asset from a residential property. Its value is determined not by square meters, but by what can be built on it: zoning status, floor area ratio, number of stories, road frontage, infrastructure, and the area’s development potential. Of two plots of the same size, one may be valuable while the other may be unsellable.
Selling your land, buying land, or developing your land through a land-for-flats deal (construction in exchange for apartments): these are three different processes, and we handle each one separately.
Process
- 1
Situation assessment
Title deed details, block/parcel, current zoning status and any annotations or encumbrances are reviewed
- 2
Feasibility
Comparable transactions in the area and how similar parcels are valued are examined
- 3
Decision point
Sale, land-for-apartments, revenue sharing or joint development — according to the owner's priority
- 4
Marketing
Open marketing or private/off-market negotiations; whichever the owner prefers
- 5
Meeting
Coordination of meetings with prospective buyers or contractors
- 6
Specialist coordination
Referrals to qualified experts in the areas of property registration, zoning, permits, contracts, and taxes
What we do for you
- Researching where your land stands compared with comparables in the area
- Comparing sale, land-for-apartments and joint development options side by side
- Conducting meetings with prospective buyers and contractors
- Showing which expert is needed at which point in the process
- Working without publishing a listing if you want confidential marketing
To be frank: what we can't do
- We cannot make a definitive determination regarding the zoning status. Zoning matters fall under the jurisdiction of the relevant municipality and other competent authorities; we do not issue any statements that serve as official documents.
- We cannot guarantee the land-for-apartments ratio. The ratio varies with the parcel and the market.
- We cannot guarantee that a permit will be issued or that the project will be approved.
- We do not guarantee any legal or financial outcomes; we refer you to a qualified expert in these areas.
- We cannot guarantee that a contractor will complete the job.

Frequently asked questions
How is the land-for-apartments ratio determined?
The parcel’s zoning status, its location, sales prices in the area and construction costs all play a role. There is no fixed ratio; it varies from parcel to parcel, even within the same district.
What is the difference between a land-for-apartments arrangement and revenue sharing?
In a land-for-apartments arrangement, the owner receives some of the units built. In revenue sharing, the owner receives an agreed share of the sales revenue. Which one suits you depends on the size of the project and the owner’s cash needs.
How do I verify the zoning status?
The zoning status is confirmed by an official document obtained from the municipality where the property is located. Our research serves as a guide; it does not replace the official document.
What should I look for when choosing a contractor?
Completed projects, contract terms, the structure of guarantees, and financial strength. We recommend that you work with legal and financial advisors during this evaluation.
Should I wait for a zoning change before selling my lot?
This is an investment decision, and there is no guarantee. The waiting period, holding costs and the possibility that the change never happens should all be weighed together.
