Housing sales to foreigners rose 1.9% in July 2026: Russia in first place

According to TurkStat data for July 2026, housing sales to foreigners rose by 1.9% to 2,120 compared with the same month last year. These transactions accounted for 1.7% of total housing sales. In January–July, sales to foreigners were down 7.3% year on year at 11,203.

Citizens of which countries bought?

In July, the largest number of homes – 394 transactions – went to citizens of the Russian Federation. They were followed by citizens of Iran with 189 homes and Ukraine with 145. A monthly increase alongside a seven-month decline shows that foreign demand cannot be explained by a single figure; seasonal, regional and currency-related factors need to be examined together.

Checklist for international buyers

A sound decision is not made on price comparison alone. Title-deed records, occupancy permit, earthquake safety, tax obligations, payment method, power-of-attorney procedure and the legal basis of the fund transfer should be checked before the transaction. Buyers aiming for citizenship or residence should verify current legislation with an independent legal adviser. The budget should be prepared in the buyer’s own currency, and rental and resale scenarios should be tested against exchange-rate changes.
