The Housing and Commercial Property Sales Statistics for July 2026, published by the Turkish Statistical Institute (TurkStat) on 13 August 2026, showed total transaction volume and credit-financed demand moving in opposite directions. Housing sales across Türkiye fell by 17% to 123,603 in July compared with the same month last year. In January–July, total sales were down 5.5% at 823,119.
First-hand, second-hand and mortgaged sales

What do the figures tell us?
The data suggest that demand has not disappeared altogether and that buyers who can access credit and set up a sustainable payment plan have become more visible in the market. Still, the monthly total sales figure alone is not enough for a decision: location, building age, title-deed status, earthquake safety, service charges, rental potential and room for negotiation should be assessed together.
In mortgage-financed purchases, total cost is determined not only by the interest rate but also by the term, down payment, insurance, valuation and early-repayment conditions. To compare monthly instalments with expected rental income under different scenarios, you can use our mortgage calculator.
For buyers and sellers
In Ankara, in areas such as Çayyolu, Yaşamkent, Ümitköy and Konutkent, the price and time on market of two properties in the same neighbourhood can differ markedly. For buyers, an up-to-date comparable-sales analysis and a sustainable payment plan matter; for sellers, realistic pricing and the right presentation.
