Housing prices in Ankara rose 2.2% month on month in July 2026
According to the Housing Price Index published by the Central Bank of the Republic of Türkiye (CBRT) on 18 August 2026, housing prices in Ankara rose by 2.2% month on month and by 26.6% year on year in July 2026.
Türkiye and the largest cities
Across Türkiye, the index rose by 1.5% in July to 234.8. While the annual nominal increase was 25%, the inflation-adjusted annual change remained negative at -5.1%; in other words, housing prices lagged behind general price inflation. In Istanbul, prices rose 2.7% month on month and 27.7% year on year, while Izmir saw a monthly decline of 0.5% and an annual increase of 23.1%.
What the index shows – and what it does not
The index shows the general direction of prices; it does not guarantee the future value of an individual property. A nominal increase measured in Turkish lira does not mean the same return for an investor who thinks in foreign currency. Exchange-rate movements, purchase costs, rental income, vacancy periods, maintenance costs and the holding period together determine the outcome.
Differences between districts in Ankara
Demand in Ankara is supported by public institutions, universities, defence and technology companies and a large professional population. Within the city, however, performance varies markedly by neighbourhood, building age, transport links, site management and tenant profile. Areas such as Çayyolu, Yaşamkent, Ümitköy and Konutkent may stand out for buyers seeking modern housing stock and long-term rental demand; even so, every opportunity should be tested against recent comparable transactions, and title-deed status, occupancy permit, earthquake compliance and tax burden should be checked in advance.
